Buying an older Scottish house? Check the slate roof before committing

A handsome slate roof can be one of the defining features of a Scottish country house or Victorian villa. It can also conceal expensive defects. Use this checklist to decide what to investigate before you buy, without assuming an old roof automatically needs replacing.

The questions to ask before viewing or offering

  • When was the roof last comprehensively repaired or re-slated?
  • Are there invoices, photographs, warranties and records of previous leaks?
  • Have lead valleys, flashings, chimneys, dormers and gutters been maintained?
  • Is the roof original Scottish slate, another natural slate or a later covering?
  • Are any parts of the roof difficult to inspect because of height, extensions or surrounding land?
  • Does a factor, common ownership or estate arrangement affect decisions or access?

Documents from the seller are helpful, but they do not substitute for an appropriately scoped inspection.

What a standard Home Report may not settle

The Scottish Home Report’s Single Survey is an important starting point, but its observations may be limited by visibility and access. On complex or very high roofs, a specialist inspection may still be needed. Ask the surveyor whether areas such as roof voids, valleys, dormers or rear slopes were accessible and whether the finding requires further assessment.

Natural slate: defects worth investigating

Look out for repeated slips, uneven patches, poorly matched replacement slates, corroded fixings, persistent staining below details, signs of leakage around chimneys and valleys, and discoloured or damaged attic timbers. Do not climb onto the roof yourself; ask a suitably competent professional to assess suspected problems using safe access.

One or two missing slates do not automatically imply wholesale re-slating. Equally, minor-looking leaks can sometimes arise from deteriorated hidden detailing.

Check restrictions and ownership

If the property is listed or lies in a conservation area, confirm the relevant permissions with the local planning authority before proposing changes in material, detailing or appearance. Check title, shared roof arrangements and any estate constraints with your solicitor. A large house with multiple roof sections may require more than one trade or specialist.

How to turn survey concerns into realistic quotations

Give each prospective contractor the same available information and ask whether a site visit and further opening-up are needed. Quotations should distinguish scaffolding, roof stripping, sound-slate salvage, new slate, battens or sarking, leadwork, timber repairs, insulation or ventilation, waste and VAT.

For cost drivers see our Scottish slate roof replacement cost guide. Where the likely work is substantial, SSR may help coordinate initial enquiries to suitable slate specialists with no charge to the owner.

Frequently asked questions

Should I get a roof quote before making an offer?

It can help, but only if permission for access is available. An early budget estimate may carry significant exclusions.

Will a Home Report reveal every roof problem?

No. It reflects the surveyor’s inspection scope and access; significant or hidden issues may need further specialist investigation.

Can SSR inspect the roof?

No. SSR sources and coordinates contractor introductions. Independent surveyors and contractors assess the building and propose works.
