Home Report says Category 3 for the roof: what should you do?

A Category 3 roof finding can disrupt a house sale or raise difficult questions about the cost of repairs. It does not, by itself, prove that the entire roof needs replacing. Here is how to move from a brief survey finding to an informed plan.

Important: This is general information, not a roof diagnosis, building survey, legal opinion or professional specification. Get an appropriate independent assessment where defects, safety or permissions are uncertain.

What Category 3 actually means

In the Scottish Single Survey, Category 3 means urgent repairs or replacement are needed now. Category 2 refers to repairs or replacement requiring future attention. The grading describes urgency; it is not a roofer’s specification, and it does not tell you how many slates, timbers or details need attention.

Read the exact surveyor’s comments, including any recommendations for specialist inspection, access limitations or safety concerns. A roof may have several distinct problems: slipped slates, failed fixings, flashing defects, water ingress or timber deterioration.

Five useful steps after a serious roof finding

  1. Ask what has been observed. Which slopes and details are affected? What could not be inspected from ground level?
  2. Clarify urgency. If there is active water ingress or unsafe material, seek prompt professional advice and suitable temporary protection.
  3. Check whether specialist inspection is needed. A competent traditional-roof specialist or independent building professional may need safe access to confirm the cause.
  4. Check permissions. Listed buildings and conservation areas can have special requirements; confirm with the planning authority before deciding materials or methods.
  5. Request comparable written quotations. Give each contractor the same available survey findings and ask them to identify exclusions and assumptions.

Does a Category 3 rating mean a new roof?

No. Localised repair may be appropriate where the roof covering, fixings and supporting fabric are substantially sound. More extensive renewal may be warranted where defects are widespread or persistent. This can only be determined following a suitable assessment; neither the survey grade nor the property’s age settles the question.

For natural slate, also ask whether sound slates can be salvaged, whether compatible replacement slates are available and how access, leadwork and underlying timbers are being treated.

Buying or selling a house with this finding

If you are buying, seek appropriate surveying and legal advice on uncertainty, access and timing before making commitments. A roofing contractor may be unable to give a fixed quotation before inspecting the property. If you are selling, commissioning suitable further information can help prospective buyers understand scope and likely disruption; keep the documentation available to your agent and solicitor.

What Scottish Slate Roofers can do

SSR is a contractor-sourcing service, not a surveyor or roofing contractor. For substantial natural-slate and traditional-roof projects, we can help identify up to three suitable independent contractors willing to consider the work, check availability and coordinate the initial enquiry. It is free to the property owner, and participation by roofing contractors funds the service under disclosed commercial arrangements. No particular quotation or appointment is guaranteed.

Frequently asked questions

Can I ask for quotations before buying the property?

Potentially, if the seller agrees to adequate inspection access and appropriate specialists are available. Discuss conditions and timing with your solicitor and surveyor.

Should I arrange repairs before asking for a quote?

For an active leak or danger, seek urgent qualified advice. For major planned work, first establish the underlying cause and scope so quotations are comparable.

Does SSR need the full Home Report?

No. You can make an initial enquiry with a description and property postcode. You may choose to share relevant observations later, with permission.
