2 · Compare specifications, not just totals
A quotation of £42,000 that omits scaffolding, chimney interfaces or a disputed timber allowance is not necessarily cheaper than an inclusive £47,000 proposal. Equally, a higher price does not prove better craftsmanship. Document any allowances and verify what will trigger an additional charge. The worksheet deliberately does not pick a winner or invent an adjustment for unknown work.
3 · Questions worth asking all bidders
- Which roof elevations and areas were inspected, and which parts were inaccessible?
- Can you specify the proposed slate, fixing method and the treatment of sound historic material?
- Are leadwork, valleys, dormers, chimneys, access, coverings and rubbish removal explicitly included?
- What provisional sums exist, and what written approval is needed for variations?
- What are the payment milestones, VAT treatment, programme and handover records?
Our contractor verification checklist examines qualifications and written commitments separately from price. Also see the full guide to comparing slate roof quotations.
