A simpler way to find the right roofers.
A substantial traditional roof is not something you want to hand to the first available general roofer. The right experience, sensible proposed scope and attention to the original building all matter.
- Tell us what’s happening. A postcode and a few details about the roof are enough to start.
- We check suitable specialists. Where your project is a fit, we can approach up to three independent contractors experienced in the relevant type of roofing.
- You stay in control. Any interested contractor carries out its own assessment and quotation. You decide who, if anyone, to appoint.
Has a Home Report highlighted a major roof problem?
For an explanation of what the survey rating actually means, see our Scottish Home Report Category 3 roof guide. If you are buying a traditional property, our period-house slate roof checklist covers questions to ask before proceeding.
In Scottish Home Reports, a Category 3 condition rating highlights urgent repair or replacement. But that does not automatically mean the whole slate roof must be stripped. The survey comments and a suitable professional assessment help establish whether targeted repairs, partial re-slating or more extensive work is appropriate.
If your property is listed or protected, the approach may also need to address traditional materials and permissions. Read our listed-building roof guide or Scottish slate roof cost guide.
Tell us about your roof.
Just the essentials to start. We can ask for pictures or survey details later if needed.

Four sensible steps after a serious roof finding.
Clarify what needs attention.
Ask your surveyor what they observed. Are the slates, fixings, underlay or sarking, leadwork, timber or roof junctions the concern? A condition rating is not itself a complete roofing specification.
Preserve historic character.
For listed buildings and sensitive traditional properties, discuss proposed changes and any permissions with the relevant planning authority or conservation professional before committing to work.
Make quotations meaningful.
Share the same available survey information with each contractor. Compare scaffolding, slate salvage and replacement, timber assumptions, lead detailing, waste and provisional sums.
Look beyond price.
Ask about similar slate or heritage jobs, the proposed materials, programme, insurance, access and how hidden defects would be handled.
Buying an older Scottish property?
If the Home Report flags urgent roof work before purchase, seek suitable professional advice on likely scope and costs before making financial or legal decisions. Contractor visits may require the seller’s permission and access.
Already own the property?
Whether planning an estate restoration, tackling substantial leaks or budgeting for a full re-slate, a clear summary of the work helps appropriate specialists decide whether to arrange a site assessment.
A few things worth knowing.
Does a Category 3 Home Report mean I need a whole new slate roof?
Not necessarily. Category 3 signals urgent attention, but the underlying issue may need targeted repair or more extensive renewal. An appropriate inspection should establish the proposed scope.
Can you help with listed buildings and conservation areas?
We may be able to introduce contractors experienced in substantial traditional or heritage roofs. Any necessary consents, technical survey or conservation specification remain matters for your professional advisers and the relevant authority.
Will I definitely get three quotes?
No. We can seek introductions to up to three suitable independent contractors, subject to location, project scale, interest and availability. Each contractor decides whether to inspect or quote.
How does SSR make money if it's free to homeowners?
SSR may receive agreed payments from participating roofing contractors. Our service is independent contractor sourcing and introductions, not technical advice or the appointment of a roofer on your behalf.
Do I need to upload photos or a survey?
No. Start with the short form above. If additional documents would help us understand the roofing project, we can ask you for them by email later.
Ready to explain your roofing project?
One short enquiry. No upfront cost. You choose what happens next.
