1 · Draft the same clear brief for every roofer
A brief need not claim a diagnosis. It should describe what is known, what is uncertain and what decisions you need help making. Leave unknown fields blank.
2 · Why a neutral brief helps
One contractor might assume complete stripping and replacement; another might be pricing targeted repairs. If the homeowner describes the same observations to each firm and asks them to explain their recommended scope, the written answers become more useful. Avoid asking firms to commit to fixed prices for hidden conditions they have not inspected.
3 · Before you send it
- Check that it does not accidentally contain another person's private contact information.
- Confirm who can authorise surveys and quotations, particularly on shared property.
- Mark evidence as dated and distinguish survey findings from assumptions.
- Ask whether the recipient needs drawings, photographs or access arrangements.
Next, use the quote comparison worksheet when written proposals arrive. For significant specialist works, you can independently ask SSR to consider suitable contractors.
